I am renting a house in Grmovac near Dobanovci, close to the Belgrade-Zagreb highway.

The house is 9 km away from Surčin Airport, 15 km to the entrance of Belgrade (Zmaj Pump), and 21 km to the Belgrade Arena, all reachable in 15 minutes via the highway without any traffic lights.

The house was built 10 years ago according to all standards required for a business space (3-meter ceiling height, tiles covering the entire available area, a sanitary unit, three-phase electricity in all parts of the space and on the terrace, pre-installed conduits in all internal and external corners for potential installation of various utilities, video surveillance, internet, etc.).

The house is externally insulated with 8 cm of Styrofoam, and the ceiling is also fully insulated with Styrofoam to retain heat. Under the underfloor heating pipes, there is an additional 3 cm Styrofoam insulation. Maximum heat retention.

Each space has its own bathroom and inverter air conditioning, while the space with 6 beds also has a kitchen.

You can rent only the main building or any separate unit of the auxiliary space, as there is also an internal, separate meter.

There is a main entrance at the front of the house with protective grilles, a side entrance, and an entrance from the terrace at the back of the house.

The entire area is covered with electric underfloor heating—a slightly more expensive option—but recently, two inverter air conditioners have been installed in the main building and two in the auxiliary units, making this the cheapest and most comfortable heating solution.

The lease includes maintenance of the courtyard and house in their current condition, as I live and work abroad.
